What is Damp?

Dampness, often a huge issue for property owners, is essentially an unwelcome presence of excess moisture within the structure. In London, where dampness is a common concern due to its characteristic damp climate, comprehending the nature of this problem is vital. It all begins with recognising the various forms of dampness that can plague your property.

Rising damp, the first type, typically occurs when groundwater ascends through the walls. This moisture carries salts from the ground, which can damage your interior walls over time. Penetrating damp, on the other hand, infiltrates your property through leaks, cracks, or poorly sealed areas, often due to external factors like heavy rain or compromised building materials. Lastly, condensation, though seemingly less menacing, can be just as troublesome. It results from warm indoor air meeting cold surfaces, leading to the formation of water droplets. Understanding these distinctions is fundamental as each type demands a specific approach for effective mitigation.

Signs That You Need Damp Proofing

Spotting dampness in your property at an early stage is crucial for addressing it effectively. Dampness manifests through various telltale signs and symptoms that are often hard to ignore. Keep a keen eye out for damp patches or discoloured areas on your walls and ceilings. These are clear indicators that moisture has permeated your property. Peeling paint or wallpaper, particularly in localised areas, is another sign. Musty odours can also be a red flag, indicating the presence of mould or mildew. When dampness is pervasive, you might even sense a general feeling of dampness in the air. Don’t overlook seemingly minor issues like blistering plaster or rotting wood; these could be early signs of a damp problem.

Terribly disingenuous, do not use! We asked London property preservation to sort a bit of damp in our lower ground in 2020. I did not want much upheaval as I had tenants in the house. They promised us all would be sorted with little disturbance and they would guarantee the work. I got a quote, accepted it (not cheap, but o they offered a guarantee). Once they arrive on site they told me there were additional works. They showed a video, again, we agreed and paid, no questions asked. Water started coming in again… it took ages for them to answer emails (the server was apparently down), I then had to pay for them to look at the damage and now they are coming up with every excuse in the book to wiggle out of repairs. It clearly is the area they repaired, the same problem as before. I paid, I kept all reports and videos. These are not honest trades men. Don’t use them.

We used LPP to survey and rectify a damp problem in one of our rental properties that we own in Purley. The surveyor came out and met us at the property. He looked at the problem, proposed a remedy and quoted a good price which was much more reasonable compared to other quotes we had. They also liaised directly with our tenants as well as keeping us informed at all times. A convenient date for the work to be completed was arranged. LPP were on punctual and polite, completed the work within the agreed timeframe and left the property clean and tidy. I was extremely impressed and happy as were our tenants. Thanks to all at LLP great job!!! would never go anywhere else and would recommend to anyone.

We used LPP to survey and rectify a damp problem in a flat we own in South Croydon. The surveyor came out and met me there. He looked at the problem, proposed a remedy and quoted (which was very reasonable compared to others). LLP liaised with the tenants of the property as well as myself and arranged a date for the work to be completed. On the date of works they turned up on time, completed the work to be done and cleared up after themselves. I was extremely happy as were my tenants. Thanks LLP and the team! I wouldn’t use anyone else now…. Thanks again.

Damp Causes

To effectively combat damp, you must delve into the underlying causes of this issue. The root of the problem often lies in external factors. In London’s damp climate, heavy rain and high humidity levels can contribute to penetrating damp, where moisture infiltrates your property through cracks, leaks, or poorly sealed areas. Rising damp, on the other hand, occurs when groundwater is drawn upwards through porous building materials, bringing along salts that can damage walls. Condensation, a common issue in many homes, forms when warm, moist indoor air comes into contact with cold surfaces, leading to the formation of water droplets. By identifying the specific cause of dampness in your property, you can tailor your prevention and remediation efforts accordingly.

Can Damp Make You Sick?

While dampness might initially seem like a mere aesthetic concern, it can pose significant health and structural risks to both you and your property. Mould and mildew thrive in damp environments and release airborne spores that can worsen respiratory conditions such as asthma and allergies. Additionally, prolonged exposure to damp conditions can compromise the structural integrity of your property. It can weaken timber, corrode metal components, and lead to decay in various building materials. Ignoring these risks can result in costly repairs down the line, making it imperative to address dampness promptly.

How to Prevent Damp?

Preventing damp begins with proactive measures that prioritise the maintenance and protection of your property. Adequate ventilation and insulation are essential to minimise the risk of condensation. Regularly inspect your property for any signs of leaks, cracks, or drainage issues, and address them promptly. Ensure that your property’s exterior is well-maintained, with seals, joints, and masonry in good condition to prevent moisture from infiltrating. By implementing these preventive steps, you can effectively shield your London property from the detrimental effects of dampness and safeguard its long-term health and value.
