Timber Treatments

Timber preservation is essential for maintaining the strength and durability of wooden structures. Effective solutions include applying wood preservatives, sealants, or coatings to create a protective barrier against moisture and pests. Additionally, proper ventilation and drainage systems can prevent moisture buildup. Regular inspections and maintenance can detect issues early, allowing for timely intervention to save your timber.

Understanding Timber Decay

Timber decay is a common issue that can affect the structural integrity of your property. It occurs when wood is exposed to excess moisture or pests. In London, where dampness is prevalent, understanding timber decay is crucial. Moisture is the primary culprit, as it provides the ideal conditions for fungi to thrive, leading to dry rot and wet rot. Recognising the signs of decay early, such as discoloured, crumbling wood, can help you address the issue before it escalates. Effective timber treatments and preventive measures can save your property from costly repairs.

Types of Timber Pests

Timber pests are tiny but formidable adversaries for wooden structures. Common culprits include wood-boring insects like beetles and termites. These pests burrow into timber, causing damage that often goes unnoticed until it’s severe. Identifying these pests and their unique characteristics is essential for timely intervention to protect your timber. Recognising the signs of infestation, such as small exit holes, frass (insect waste), and weakened wood, is key to effective management.

Terribly disingenuous, do not use! We asked London property preservation to sort a bit of damp in our lower ground in 2020. I did not want much upheaval as I had tenants in the house. They promised us all would be sorted with little disturbance and they would guarantee the work. I got a quote, accepted it (not cheap, but o they offered a guarantee). Once they arrive on site they told me there were additional works. They showed a video, again, we agreed and paid, no questions asked. Water started coming in again… it took ages for them to answer emails (the server was apparently down), I then had to pay for them to look at the damage and now they are coming up with every excuse in the book to wiggle out of repairs. It clearly is the area they repaired, the same problem as before. I paid, I kept all reports and videos. These are not honest trades men. Don’t use them.

We used LPP to survey and rectify a damp problem in one of our rental properties that we own in Purley. The surveyor came out and met us at the property. He looked at the problem, proposed a remedy and quoted a good price which was much more reasonable compared to other quotes we had. They also liaised directly with our tenants as well as keeping us informed at all times. A convenient date for the work to be completed was arranged. LPP were on punctual and polite, completed the work within the agreed timeframe and left the property clean and tidy. I was extremely impressed and happy as were our tenants. Thanks to all at LLP great job!!! would never go anywhere else and would recommend to anyone.

We used LPP to survey and rectify a damp problem in a flat we own in South Croydon. The surveyor came out and met me there. He looked at the problem, proposed a remedy and quoted (which was very reasonable compared to others). LLP liaised with the tenants of the property as well as myself and arranged a date for the work to be completed. On the date of works they turned up on time, completed the work to be done and cleared up after themselves. I was extremely happy as were my tenants. Thanks LLP and the team! I wouldn’t use anyone else now…. Thanks again.

Damp and Timber

Dampness and timber are closely linked issues in London properties. Moisture from sources like rain or leaks can seep into timber, creating a perfect environment for decay and fungal growth. Understanding how dampness affects timber and addressing the root causes is vital to prevent structural damage and costly repairs.

Dry Rot and Wet Rot

Dry rot and wet rot are two distinct forms of timber decay, each with its characteristics. Dry rot thrives in dark, damp conditions and can spread rapidly through timber, causing it to become brittle. Wet rot, on the other hand, occurs in excessively wet conditions and often appears as dark, cracked timber. Identifying which type of rot is affecting your timber is essential for choosing the right treatment methods and preventing further deterioration. Early detection and targeted treatments can save your timber from extensive damage.

Types of Damp Proofing
