What Is Rising Damp?

A common misconception about rising damp is that it’s related somehow with plumbing fixtures like sinks being installed incorrectly. However, in most cases, rising damp is caused by a failure in the construction process. For example, a bridged damp proof course (DPC) or a missing DPC can allow water to rise up through your fabric and brick walls after absorption from surrounding ground-level surfaces occurred.

Generally, rising damp is first noticed by the damage it causes to building walls. Plaster and paint can become brittle or loose, while any wallpaper tends to crease and wrinkle due to moisture build up. Tide marks may be visible where ground water reaches its highest level on the walls.

Terribly disingenuous, do not use! We asked London property preservation to sort a bit of damp in our lower ground in 2020. I did not want much upheaval as I had tenants in the house. They promised us all would be sorted with little disturbance and they would guarantee the work. I got a quote, accepted it (not cheap, but o they offered a guarantee). Once they arrive on site they told me there were additional works. They showed a video, again, we agreed and paid, no questions asked. Water started coming in again… it took ages for them to answer emails (the server was apparently down), I then had to pay for them to look at the damage and now they are coming up with every excuse in the book to wiggle out of repairs. It clearly is the area they repaired, the same problem as before. I paid, I kept all reports and videos. These are not honest trades men. Don’t use them.

We used LPP to survey and rectify a damp problem in one of our rental properties that we own in Purley. The surveyor came out and met us at the property. He looked at the problem, proposed a remedy and quoted a good price which was much more reasonable compared to other quotes we had. They also liaised directly with our tenants as well as keeping us informed at all times. A convenient date for the work to be completed was arranged. LPP were on punctual and polite, completed the work within the agreed timeframe and left the property clean and tidy. I was extremely impressed and happy as were our tenants. Thanks to all at LLP great job!!! would never go anywhere else and would recommend to anyone.

We used LPP to survey and rectify a damp problem in a flat we own in South Croydon. The surveyor came out and met me there. He looked at the problem, proposed a remedy and quoted (which was very reasonable compared to others). LLP liaised with the tenants of the property as well as myself and arranged a date for the work to be completed. On the date of works they turned up on time, completed the work to be done and cleared up after themselves. I was extremely happy as were my tenants. Thanks LLP and the team! I wouldn’t use anyone else now…. Thanks again.

The Signs Of Rising Damp

Recognising the signs of rising damp is crucial for early intervention and successful treatment. Rising damp typically starts at the base of walls and can be identified by the appearance of a damp mark up to one meter above ground level. Wallpaper may begin to peel, and plaster can feel soft or crumble to the touch. Often, salts from the ground are drawn up with the moisture, leaving a white, powdery residue on the surface. A musty smell is frequently present as the dampness encourages the growth of mould and mildew.

Timber floors may also become infested with wood-rotting fungi, leading to decay. Even more subtle indicators, like rusting nails or screws in the area, can point towards the problem. Early detection of these signs is vital, as rising damp can cause serious structural damage over time, and even impact the health of the occupants. Engaging professionals at the first indication can prevent the problem from escalating and preserve the integrity and value of the property.

When Should You Call An Expert About Rising Damp?

Calling an expert about rising damp is a decision that should be made without delay once signs begin to appear. The earliest indications, such as damp patches near the base of walls, peeling wallpaper, or a musty smell, should trigger immediate concern. These signs may seem minor at first, but they can rapidly escalate into more serious structural problems. An expert has the tools and knowledge to accurately diagnose the problem and create a tailored treatment plan. DIY solutions might provide temporary relief but often fail to address the root cause. The longer rising damp is left untreated, the more damage it can cause, potentially leading to costly repairs in the future. Therefore, calling an expert at the first sign of trouble is not just a wise decision; it’s an investment in the long-term health and value of your property. It ensures that the problem is addressed effectively and that preventative measures are put in place to avoid future issues.

Tailored Rising Damp Solutions

Rising damp is a problem that can affect both residential and commercial buildings, but the approach to treatment may vary greatly between the two. Residential structures often require solutions that focus on preserving the comfort and aesthetic appeal of living spaces, while commercial buildings might have specific requirements related to safety regulations, functionality, or energy efficiency.

Tailored rising damp solutions address these distinct needs by customising the treatment to the particular characteristics of the building. In a family home, this might involve using materials and methods that maintain a cozy atmosphere, while in a commercial setting, the emphasis might be on speed, efficiency, and alignment with business operations. Professionals with expertise in both areas can assess the unique needs of the building and create a personalised treatment plan. This customised approach not only ensures effective resolution of the rising damp issue but also enhances the overall value and usability of the property, whether it’s a family residence or a commercial hub.

Tailored Rising Damp Solutions For Historic Properties

Historic buildings present unique challenges when dealing with rising damp. The age, architectural significance, and often delicate condition of these structures necessitate specialised solutions. Standard treatments might not be suitable due to the specific materials and construction methods used in older buildings, potentially leading to further damage.

Specialised rising damp solutions for historic buildings focus on preserving the integrity and authenticity of the structure. Experts in this field have knowledge of traditional construction techniques and the ability to work with older materials. They employ sensitive methods that respect the original design, using compatible products that won’t harm the building’s historic fabric.

Frequently Asked Questions

Rising damp is a form of moisture or water infiltration that occurs when groundwater is absorbed by porous building materials like bricks and mortar. It moves upward through capillary action, rising from the ground into the walls and floors of a building. The moisture carries with it soluble salts from the soil, which can cause damage to the structure and lead to various issues if left untreated.
The common signs of rising damp include damp patches or staining on walls, particularly at the base of walls and near the floor. These patches are often discoloured and may exhibit a tide-like mark. Additionally, you may notice peeling paint, blistering wallpaper, musty odours, and the deterioration of plaster or skirting boards. In severe cases, there might be visible salt deposits on the affected areas.
Homeowners and property owners can perform a simple visual inspection to identify rising damp signs, as described above. However, it’s best to consult a qualified building surveyor or damp specialist who can conduct a thorough investigation. They may use moisture metres, hygrometers, and borescope cameras to assess the extent of the dampness and determine the underlying causes.
Untreated rising damp can lead to serious structural problems in the long run. It may weaken the building’s foundations, cause timber decay, and deteriorate structural elements like walls and floors. Additionally, prolonged exposure to damp and mouldy environments can pose health risks to occupants, such as respiratory issues, allergies, and other health problems.
To treat rising damp, a common method involves installing a damp-proof course (DPC) within the affected walls. This can be achieved by injecting a chemical DPC or installing a physical DPC, such as a plastic or metal barrier. In severe cases, replacing damaged plaster and restoring the affected areas may be necessary.
