Cellar Tanking

Tanking a cellar is a specialised method employed to waterproof and protect below-ground spaces, such as basements and cellars, from water ingress and moisture damage. This process involves applying waterproofing materials, like membranes or coatings, to the interior or exterior surfaces of the cellar to create an impermeable barrier. Tanking is a popular choice for property owners looking to enhance the functionality of their underground spaces and safeguard their homes against the negative effects of water infiltration.

Advantages of Cellar Tanking

Cellar tanking offers several advantages to property owners. Firstly, it effectively prevents water from seeping into the cellar, which is crucial for maintaining a dry and usable space. This moisture control can significantly reduce the risk of structural damage, such as dampness or rot. Tanking also provides a safe environment for storing valuable belongings or converting the cellar into additional living space. It can add value to your property and improve its marketability. Overall, cellar tanking is a reliable solution for enhancing the utility and longevity of your cellar.

Drawbacks of Cellar Tanking

Although cellar tanking can be a valuable technique, it comes with certain disadvantages. The process can prove relatively costly, particularly when extensive work is needed to address severe water infiltration issues. Furthermore, tanking often entails disruptive construction activities, potentially inconveniencing occupants during the installation phase. Moreover, if tanking is not installed or maintained properly, it can result in future problems, such as leaks or the growth of mould. Property owners need to understand that tanking may not be suitable for all types of basements or cellars, making a professional assessment crucial.

Terribly disingenuous, do not use! We asked London property preservation to sort a bit of damp in our lower ground in 2020. I did not want much upheaval as I had tenants in the house. They promised us all would be sorted with little disturbance and they would guarantee the work. I got a quote, accepted it (not cheap, but o they offered a guarantee). Once they arrive on site they told me there were additional works. They showed a video, again, we agreed and paid, no questions asked. Water started coming in again... it took ages for them to answer emails (the server was apparently down), I then had to pay for them to look at the damage and now they are coming up with every excuse in the book to wiggle out of repairs. It clearly is the area they repaired, the same problem as before. I paid, I kept all reports and videos. These are not honest trades men. Don't use them.

Alternatives to Cellar Tanking

If cellar tanking doesn’t align with your preferences or budget, there are alternative methods for managing cellar moisture. One such option is the installation of basement or cellar drainage systems. These systems involve fitting sump pumps, drainage channels, and weeping tiles to redirect water away from the space, rather than preventing it from entering. Although they may not offer the same level of water resistance as tanking, they can effectively manage moisture. Additionally, enhancing the external drainage of your property and ensuring proper ventilation can help minimise moisture issues in your cellar.
